Kitchen Designs Made Friendly And Simple

To renovate or design a kitchen need not cost so much neither be so complicated. According to Robin Siegerman, a designer and author of Renovation Boot camp: Kitchens with just some imagination, research, and in a number of instances a bit of Do-It-Yourself effort, one could turn an old kitchen appearance into an almost brand new look.

Te following budget friendly kitchen makeovers and designs should give you some useful hints.

Think And Plan Ahead

When redesigning that kitchen, functionality should be put first. Remember this is place where some work takes place. There really is no perfect kitchen shape for your kitchen. Whether the shape is L-or U-Shaped or a gallery, plan for the fridge, the sink, and cook-top that form sort of a triangle. Have not in excess of just six 6 feet in between all these items for ease of movement.

Create Sufficient Storage Room

A major blunder made by many during the planning phase is not allocating adequate storage. Utilize each space; have overhead cabinets going right up to roof instead of leaving huge gaps which will just gather dust and could have been put to better use.

Install Suitable Lighting

Different from the other rooms in the home, generally, overhead lighting is not adequate in most kitchens. For instance, when working in the kitchen, the light should not be behind you, hence throwing shadows on your workspace. You require the light to be placed such that it is falling to your front.

Have Sufficient Power Outlets

Ensure that the kitchen has got suitable power sources for all your appliances and even for any new later additions. Many only come to realize when it is too late that the kitchen lacks sufficient or suitably located electric or gas lines. Experts recommend measuring your kitchen appliances to make sure that they are fitting snugly into their allocated spaces.

Ensure Sufficient Space

According to The Center for Real Life Kitchen Design, College of Liberal Arts and Human Sciences, Virginia Tech, all guidelines for functional kitchen designs ought to reflect the way people actually wish to utilize their kitchens. Their study results indicate that the kitchen is actually a place for frequent and serious cooking plus many other kinds of household activities. Home dwellers keep a lot of items in the kitchen and they desire a well-designed, spacious, efficient, spacious and functional space.

Safety Must Be A First

Ensure that the kitchen is safe and totally family-friendly as is feasible. Consider several safety-conscious components such as slip-resistant flooring, rounded countertops, and having ovens positioned at adult height with a view to minimizing potential accidents.

Remember The Floor

In terms of the flooring, reflect on having slip-resistance floors which are also easy to maintain. Stone floors, which are also somewhat a bit porous, for example, may require periodic repairing or resealing. Hardwood floors may be beautiful, but remember they tend to wear out rather fast near the sink, stove, and the fridge than in other areas giving uneven kitchen floors.

Ways Of Making Commercial Kitchens Run Smoothly

Running a commercial kitchen is quite different from managing a domestic one. Larger volumes of food are handled at any one time and the kind of tasks are done to a greater degree or differently altogether. Ultimately, you want a great margin from your business, and organization in the heart of the restaurant-the kitchen-is key. In that case, it is necessary, before setting one up, or if you want to improve how a current one works, to consider a few aspects.

1. Layout

The work zones of a kitchen are the prep zone, cooking zone and cleanup zone according to Garden web. Food is prepared in the cook zone, and preparation in this context includes the cleaning, mixing or processing of the food. The cooking zone is where the stove is. The cleaning zone is where dishes are cleaned. The layout you choose should give you easy and equal access to all three of them, while according lots of space for employees to move about. This translates to higher speed in preparation, delivery and even storage of food.

2. Organization

The number of utensils handled are obviously quite many, and it would be necessary to have custom made exclusive storage spaces to handle different types of crockery and dishes separately, so that preparation and service moves at a pleasantly fast pace.

A Cooling unit must be installed to preserve food. Other smaller units or refrigerators can be added to store other food, cooked or uncooked.

3. Design

It is always best to have your kitchen custom made to suit whatever kind of cooking you do. A cake store for example, would have wider and more counters all around the kitchen as baking surfaces, and several holding areas on the walls for ovens. This would differ from a tapas bar or a steak house where more grilling is done.

4. Equipment

Have fire equipment in the form of fire extinguishers ready. Being a large edifice with many people working with heat at any one time, the chances of the kitchen catching fire are quite high. Sanitation equipment is mandatory and should be the first consideration. Sanitation may be done using heat or chemicals. A kitchen needs to be spotless all the time anyway, not to compromise the safety of the food and transmit infections. The Australian New Zealand Food Standards Code(ANZFSC) in addition, requires that any kitchen set up for commercial purposes has to have a constant supply of potable water.

5. Ventilation

The ANZFSC clearly states that Food premises must have sufficient mechanical or natural ventilation to effectively remove smoke, fumes, vapors and steam from the premises.

6. Garbage And Drainage Systems

Garbage and recycling cans must be covered all the time and proper concealed drainage systems installed in discrete locations in the kitchen. The material must be safe and top grade quality.

7. Equipment

Install ergonomic appliances that make it easy for the employees to do their work excellently but comfortably at the same time. Soft grip knives, comfortable stools if any with adequate and generous back support are only two of the countless number of ideas you could pick up.

Above all, the lighting is key. A well-lit work area, needless to say, increases productivity.

Choose a reputable commercial kitchen installation firm that adheres to regulations set out in the Occupational Health, Safety and Welfare Act as an example, and one that designs and constructs only top grade kitchens.

Why You Need To Visit Kitchen Showrooms

Showrooms are an underrated way of helping you make the best choices when it comes to selecting kitchen installations and finishes. It is virtually the only opportunity you have to literally touch and feel the texture of material you'd otherwise gawk at in galleries online. Blunt as that may sound, it only makes sense to have a 'taste' of what certain things may look and fit in your kitchen. Here are the reasons why you should get up and physically walk into a showroom to choose what to have in the kitchen.

1. Different Perspectives

Photographs are determined to deceive, so to say. The most a gallery should do for you is inspire you. Otherwise, you should go into a live showroom and see what certain features in the kitchen would look like from certain angles on the ground. When you look at pictures, you may do a mental walkthrough, where you imagine how easy it would be to reach up and touch the cabinet handle or turn and touch the refrigerator door. You visualize how pleasing it would be to sit on that bench and watch your food cook. The mind can stretch it.

2. Risk Of Misrepresentation

What you see is not always what you get from the photos. Some features may be added while developing photos to persuade you to consider a certain kitchen. Having a hands off attitude or making general assumptions may cost you dearly. You may be thoroughly disappointed if and when you decide to hire installers for your kitchen and find a feature that excited you in a display photo missing. Why not save yourself the trouble of regretting later and for peace of mind, walk into one and hold the sellers to their word with proof of what they misrepresented in an actual showroom? Even better, you could discuss with the sellers so they assure you that what is displayed in the showroom can be replicated exactly as it is.

3. Extra Information

It has been proven by psychologists that the best and truest information is gotten during conversations held while face to face with a person. In 1999, an Australian housing survey by the Australian Bureau of Statistics reported that about 57% of all homes needed repair, and about 58 % had renovations done in certain areas of their homes in the immediate ten years preceding the survey. The figure increased over the next ten years. Given this statistic, it is important to note that it is only wise to get the best quality service for your home by going to a showroom for yourself.

You need to visit a showroom to know how your kitchen will look and feel like on the ground. If you do not have a specific idea in mind, you will have the liberty and maybe the pleasure of walking through several rooms with different show rooms and themes so you can decide which is best. The only challenge you may face, funnily, is that you may end up as confused as you were when you came in if you view equally magnificent assemblies.

Things To Note On An Interior Designer's Kitchen Gallery

Before you remodel or build your kitchen, you must have a plan. An expert interior designer is ideally present in this process. Together, you will assess the kitchen to redo or they could do it independently. In the case of a new kitchen, they will almost always come up with a 'gallery', a collection of sketched drawings, plans and most often, actual photos of typical kitchens that your kitchen will resemble after the work is done. These series of blown up and standard size photos are sometimes meant to work both ways: to awe and persuade the enthusiastic consumer and to guide/ inspire and challenge the mind of the keen one.

1. General

Granted, all collections of interiors are magnificent. The lighting is strategic, the angling is perfect, the placing of appliances in intentional. Look at your floor plan, right to the location of your counters and drawers and compare with what is presented to you or may be observing on your own. If you were to construct a new kitchen from the ground, would the idea being sold to you work with the space you have? Can the proportions and dimensions be adjusted up or down so your kitchen nearly or perfectly resembles the one that inspired it?

2. Accessories

These are by far the greatest selling points of a kitchen. What is presented on paper may not be practical on the ground. For the keen mind, feel free to suggest more accessories. In any case, you are to be the user and owner of the kitchen. Discuss the pragmatism of every little accessory you see. A drawer handle, a knob, a light fixture, question its ease of use, cost, expense, durability, and yes, it's value. The devil lurks in that kind of detail. Assess the need of extra storage if any seems to be included before you get carried away by the beauty of the virtual kitchen.

3. Doors

They seem so insignificant yet could work wonders for your kitchen. But just how is that steel door better than a wooden one? And what's the one thing that makes that oak door stand out from one made out of birch? Go beyond its easiness of the eye. Or, be 'vain' enough to insist you need a golden handle on that door. Ask for a soft close door to be put up, because this is definitely not a feature you can deduce by looking at a glossy photograph of a setting in a showroom.

4. Counter Tops

Depending on the space you have, make it as large as possible, in terms of girth, so preparing your food is easy. A long counter top on the gallery may look appropriate but may be a waste of space on the ground

Typically, an interior designer is supposed to influence you to use the best material and fixtures in your kitchen, while trying as much as possible to save you extra costs. The Design Institute of Australia's Code of Ethics at section 4.1 directs that a designer shall act in the client's interests within the limits of the designer's professional duties.

This may not always be the case so be ready to question the practicability, usefulness and necessity of whatever inspires you when you look at photos of kitchens, be it flooring, roofing, walls and interior décor.

Asbestos Soil Contamination And Safe Removal

Asbestos might be found in the soil on any kind of property. For instance, it could be present since buildings which contained asbestos materials were not pulled down and disposed of appropriately or because asbestos-contaminated soils were used as fill material or as top soil. When in the soil, asbestos is a health risk if the fibres become airborne such that they get inhaled, especially for prolonged periods.

Extended exposure to asbestos fibres can cause lung cancer, mesothelioma, and asbestosis. There are specific legal requirements prohibiting just anybody from storing, supplying, selling, transporting, using and even re-using asbestos-contaminated soils which are deemed to contain any visible quantities of asbestos.

Inspecting Contaminated Soil

If any asbestos-contaminated soil is meant to be stored, transported, supplied, sold or even used it has to be first inspected by an authorized and competent person. This is the control and management person who must make sure that any discernible asbestos-containing material or ACM is eliminated as is rationally practicable.

Once the competent person has determined that the soil does not contain visible asbestos it may be employed for the intended use. In case ACM is evident in the same soil at some later stage, it must once again be inspected and all detectable asbestos eliminated. At this stage, this task is the obligation of that individual with control and management of the soil. This is a duty that is not applicable to transporters who are licensed to dispose ACM as asbestos waste.

From time to time it might be more financially reasonable to simply remove and get rid of the soil as asbestos waste rather than follow the process of inspection and clearance which might otherwise be obligatory.

Who Can Inspect The Soil?

A competent individual ought to inspect the concerned soil to find out the possible quantity of contamination and subsequently verify that all visible ACM has indeed been eliminated as is practically possible.

The scope of the soil inspection necessary is dependent on several factors such as background information on the site and the soil, the possible quantity of asbestos contamination and the probable contamination source. A competent inspecting individual must prepare a written statement in relation to the inspection and results which is then given to the soil recipient.

Writing for the Master Builders Australia website in September 2013, Richard Calver, in a paper titled Updated Research Paper On Asbestos Soil Contamination guides contractors on the way to comply with the pertinent provisions laid down in each Territory and State's environment protection laws vis-à-vis the amendment to the National Environment Protection (Assessment of Site Contamination) Measure 1999, which came into effect from May 2013.

Transporting The Contaminated Soil

Soils that are asbestos contaminated must be dampened prior to being packaged for purposes of transportation. This checks the possibility of fibres becoming airborne. The soil should be vigilantly transferred into an appropriate container, sealed and then suitably labeled as asbestos-material.

Vehicles owners and operators transporting waste asbestos materials from a commercial or industrial source must be holding an Environment Protection Authority (EPA) permit for waste transport.

The Environment Protection Authority (EPA) operating under the mandate of the Protection of the Environment Operations (Waste) Regulation 2005 stipulates that it is also illegal to recycle, re-use, or illegally dump products made of asbestos.

Simple Ways Of Updating Your Kitchen

Freshening up your decor shouldn't necessarily become a nightmare of chaotic schedules and overshot budgets. In fact, a makeover could be very easy if proper methods are adopted. Read on for several budget-friendly tips for your special culinary space.

Retouching The Counters

In terms of revamping the counters, experts recommend that you spend as much as you possibly can afford. The open counter concept layout plays a major functional and visual role in that small food center.

Natural stones and trendy marble alternatives frequently need lots of maintenance. This amounts to additional costs for you as they are quite expensive. Quartz is strongly suggested for the reason that it is obtainable in a diversity of colours besides being virtually indestructible hence making it a durable investment. For those out for a more reasonably priced option, laminate would be a good choice.

Reworking The Cabinets

The Home Resource Center website of Reality Trac notes that cabinets are the hardest to change more than all else because all other items have to first come out. Perhaps the best and economical method of getting those fabulous new looks is to just reface your cabinet doors. To reface cabinet doors entails a process in which the original doors get detached, sprayed when off-site and subsequently installed back to their original position. It is however important to check out for any warping or sagging in the shelves before refacing. On top of that check for damage caused by water or mould within the cabinet interior.

Go For Stunning Sinks

To attain that seamless look, design experts suggest obtaining an undermount sink. It is essential to bear in mind the scale when choosing the size of your sink. In smaller places like a condo, a large sink might end up eating up the counter space and looking disproportionate.

Install Spectacular Backsplashes

The backsplash may be viewed as the jewelry of the family food center. This is a spot that offers you the opportunity of injecting personality, patterns, pattern, colour and shine.

When the budget is very restrictive, porcelain subway tiles could be a nice alternative. It has the ability of looking naturally chic and it suits an assortment of decor styles and colour schemes.

Fabulous Cost-Effective Floors

An all-time favourite in terms of flooring options on a limited budget is marmoleum. With marmoleum you can create stripes, borders and patterns in the many textures and colours. Additionally, it is incredibly comfortable while underfoot and needs extremely little maintenance. Another viable option is sticker tiles which have been designed to imitate the aesthetics offered by wooden plans. An additional option worth considering is the porcelain tiles.

Never underrate the power of good paint. According to the Old House Journal, it is possible to update using paint in a range of ways which can alter the hardware on your drawers and cupboards to grant that brand new feeling.

The greatest advice when it comes to designing on a tight budget is to actually begin with a budget. Designers recommend picking one item which you feel you cannot do without and backwards crunch the figures from there. To swap accessories in and out like counter accessories and dishtowels is another available simple and an effective method of changing the feel and colour with the most minimal of cost.

Water Well Maintenance Tips

Copyright (c) 2014 KCW Water Well Service

If you have a water well in your home you need to take good care of it if you expect it to serve you for many years to come. Water wells are designed to serve modern homes and rural settings for many years with minimal maintenance demands. You need to check with your owner's manual and find out what needs to be done on a daily basis in order to maintain the water well.

If you are yet to install a water well, make sure the job is done by a licensed and certified contractor. Water well drilling and pump installation is not a small job. It must be handled by an expert. The system must also be serviced by a certified technician.

Always make sure you invest in an annual well maintenance check. A number of things will be done during this annual maintenance including testing the area for bacteria. If the well is used to store drinking water then the bacteria test needs to be done more frequently. You also need to look out for signs of discoloration or change in taste of water.

Do not store hazardous items close to your well. Things like paint, fertilizers and pesticides shouldn't be stored anywhere near the well. They can easily spill over and pose a risk to human life. You also need to make sure the well is covered well and that the well cap is not broken or cracked. Any form of damage on the well cap needs to be repaired immediately.

When choosing the ideal place to install the well, make sure you choose an area that is not so close to buildings, waste systems or facilities used for chemical storage. Wells need to be in an environment that is free from contamination. A professional contractor knows what to look out for before installing a well.

Whenever you are landscaping close to your well, make sure the top of the well is at least a foot above the ground. You need to take care when you are working close to the well. Don't start digging close to the area because rocks may damage the casing and lead to poor sanitation. Also make sure you check the casing after you finish working your landscape just to make sure it's not damaged.

Look out for any changes in your well. If you notice stagnant water or a foul smell coming from it then it's time to call a well technician to step in and resolve the issue. Make sure your well records are in proper place so that the contractor can keep track of the water testing and system maintenance.

Maintaining a well is not hard work. Take good care of your well and pumping system and you won't have to spend a lot of money in future dealing with costly repairs. A well maintained well will serve you for a long time to come. Work with a professional contractor to maintain proper sanitation and a reliable well system.

Best Ways For Modern Kitchen Renovations

These days, nothing could transform the home into a more desirable place than a newly transformed kitchen. The kitchen renovation process is demanding but if carried out well, could be tremendously gratifying in terms of pleasure-factor and ROI. Carl Vogel writing for This Old House Magazine emphasizes that it is essential to have some idea before you begin your renovations of what it might be really worth. The biggest mistake that many homeowners are making is spending more money on the renovations project than their whole home value could support. Studies have indicated that kitchen remodeling increases the net value of your whole home.

Target The Countertop Design

The countertops are typically the first objects besides your kitchen cabinets which people see. They also, when viewed from a kitchen functional perspective, take the most of the punishment. Consequently put your funds in them through investing in such materials which are able to take some heavy pounding. Go for countertop options offering a fine balance between function and style.

Get the Whole Range Overhauled

Trending these days are stoves focusing on quick and energy-efficiency in food preparation. Steam and convection ovens are two great options offering considerable energy savings while freeing you from the baking and browning limitations presented by a microwave yet preparing food speedily. In case you covet special refinements such a proofing drawer or an onboard grill, there are several mix and match varieties available too.

Have The Decks Cleared

The trend is to have clean and streamlined decks. This gives your kitchen a modern upscale, look. Stow away most of small appliances such that will be to see enough of space on countertop that justifies the investment you have made. After eliminating the excess clutter, get remaining things organized to give that pleasant appearance.

Build A Center For Recycling

Develop into some sort of recycling expert through the inclusion of a dedicated center for recycling to your kitchen renovations. It becomes a good way of getting rid of all those bins and bags that clutter your kitchen floor.

Go Electronic In The Kitchen

Nobody has said that you may not get that flat screen right there in the midst of the kitchen action. If you can place one on your boat, in the family van, you surely could do the same in your kitchen as well. It won't take excess effort to set up a portable TV unit on top of that family fridge or even go totally high tech and purchase a built in.

Get Glass Fronts For Your Cabinets

Shed off that old fashioned modesty and stop hiding your family foodstuffs behind those dark and oppressive kitchen cabinet doors. Give others a peep of real yourself by having glass fronts on all your kitchen cabinets or even going for open shelves.

Remember The Older Family Members

Older kitchen designs tended to overlook the needs and comfort of the older generation. Today we know that design could have a big potential in how it affects the older adult's interaction with life. The Journal of Aging Research Vol. 2013 stresses on the importance of offering accommodating and accessible environments where this particular population could thrive without feeling socially stigmatized.

Layouts To Adopt In New Kitchens

Here are some layouts you can adopt in your new kitchen:

1. L-SHAPED

The L shape is created by two work spaces constructed against two separate walls that adjoin perpendicularly. These have prominent counter space and give room to incorporate an island. Where an island is excluded, the kitchen is left looking quite spacious. This kind of kitchen is versatile seeing that a dining table, complete with a sizeable number of seats can be added so meals can alternately be served in the kitchen on certain days, to break the monotony that eating in the dining room exclusively can be.

However, this plan may not work well in large restaurants and hotels where more than one chef may be needed to prepare food and drinks. It is therefore best for small or medium sized kitchens. The double L Kitchen layout is essentially the design of the L shape built onto the opposite side of the room, though more space is required.

To make your kitchen look more spacious, paint it in bright colors like white or ivory, add a large window for natural light, fix adequate electric lighting and panel the appliances like the fridge and stove .

2. GALLEY/PARALLEL

So named for its resemblance to kitchens in ships and aircraft, this kind of kitchen is built to look like a corridor. Cabinets, sinks and appliances lie on either side of a long narrow walkway. It is sometimes called a single file kitchen when there is only one wall and double file kitchen when the cabinets are on opposite walls.

The biggest advantage is the space it accords anyone in the kitchen. It also saves costs significantly on floor space during construction. The expense is minimized further as there is no island or extra countertops.

3. U SHAPED/HORSESHOE

In this kind of kitchen, the cabinets and appliances are fixed onto three walls. The sink is found at the bottom of the U when the layout is viewed from above. Typically, it is the first area you see when you get in through the door of this kind of kitchen. The points of the kitchen triangle (The stove, sink and refrigerator) are all equally accessible. When mapped out, the three points would form an equilateral triangle.

According to the Housing Industry Association of Australia, it is the most common kitchen layout plan in Australia.

4. ISLAND/BLOCK KITCHEN

The island is typically constructed in open-plan kitchens which have lots of floor space. It serves as a working surface, hosting a sink and could also be converted into a dining area. This could save on space for a dining room. It is perfectly suited for more than cook to use the kitchen at ease as it can be used from all sides. When the triangle points are matched on the kitchen floor plan, they would typically form a perfect right angle, just like in an L-shaped kitchen.

At the end of the day, when selecting a layout for your kitchen, confirm with your architect that the standards comply with The Australian/New Zealand Standard approved on behalf of the Council of Standards Australia.

----------------------------------------------------
Jeremy, an architect at Apollo Kitchens does a thorough job at assessing his site-your kitchen space, before recommending a layout for you. The fitting is done in collaboration with other designers and craftsmen to finally create a masterpiece, regardless of whichever floor plan you settle for. Visit our website at http://www.apollokitchens.com.au/new-kitchens-nsw.html for more information about new kitchens.

Finishing Your Kitchen Cabinets

Finishing work done on your kitchen is an excellent way of livening up the living space and it also at the same time enhances the home value. The good thing is that with some positive attitude and a bit of organization, this could become a reality in a couple of days, even within a single weekend.

The J.D. Power Kitchen Cabinet Satisfaction Study carried out in 2014 examined key satisfaction drivers among clients who had in the recent past bought some kitchen cabinets. The Study revealed that today, due to increased competitiveness, the consumers are having more alternatives than ever when it comes to building, renovating and remodeling home projects. Other than just having to buy new cabinets for the kitchen, the consumer now has the option of refinishing the current cabinets.

Here we give a basic outline of refinishing your cabinets in the kitchen plus several clues on where to begin.

Plan And Think Ahead

Plan the kitchen project in a way that all the tools and materials get assembled ahead of your getting started. Some of the more basic supplies which you might find to be handy include:

Hand tools like a hammer, scrapers and screw drivers

Sanding blocks

Sponges and rags

Quality sprayer or paint brushes

Completely empty the cabinets

It becomes much easier for you to work on them without any loose stuff inside getting in your way. Therefore first empty the cabinets of all their contents.

Remove The Shelves And Doors

Majority of shelves simply just lift off their supports or pegs; some might require being pried off or unscrewed. Have all of them well labeled so that you will easily remember where they need to go after the job is done. Unscrew the doors where possible.

Have The Cabinets Thoroughly Cleaned

Any grease that remains on the cabinet surfaces is going to interfere with the refinishing. So meticulously have any spots of grease or grime removed first.

Gently sand away any rough sections of varnish or peeling paint until they become even and smooth.

Whenever any sanding is done, gently wipe the wood using a damp cloth to eliminate any persisting dust particles, and then leave the cabinet for a while to dry.

Get The Cabinet Hardware Cleaned

Unless if part of the project involves the replacement of the hardware, to have it cleaned gives the cabinets a new fresher look. Have the hardware soaked in some soapy water for about half an hour and then lightly scrubbing using a soft brush. After that, rinse, dry them, and then apply some polish.

Priming The Cabinets

It may become necessary to prime the cabinets before you start painting. The primer will seal the wood protectively; cover any blemishes, knots and stains.

Painting The Cabinets

For the most excellent finish, utilize a sprayer for that glossy, smooth and even appearance.

Whenever any work is being undertaken which could disturb off old paint, due care ought to be taken so as to steer clear of exposure from toxins contained in old paint. To use protective clothing and a suitable respirator will also besides offering protection, be meeting the requirements put in place by the Australian Department of Environment under Australian Standard 1716.

How to Tap the 'House-Buying Generation'

A few weeks ago, the National Association of REALTORS® (NAR) reported that despite an improving job market and low interest rates, the share of first-time buyers fell to its lowest point in nearly three decades.

NAR added that this is preventing a healthier housing market from reaching its full potential.

Well, anyone who knows me knows that if anything, I'm an optimistic guy. This news doesn't discourage me in the least. And it shouldn't discourage you either. Why? Because research points to an upcoming generation of first-time homebuyers who will make you glad you're in real estate. The generation? Millennials - those born in the early1980s to the early 2000s.

A new report from Nielsen and the Demand Institute is dubbing Millennials as the "the house-buying generation."

The report says Millennials will spend around $2 trillion on home purchases and rent in the next five years. Today there are only about 13 million Millennial households in the U.S., but by 2018 that number will rise to 22 million. More than eight in 10 plan to own their own home someday. And the suburbs and areas surrounding large metropolitan areas are going to remain important destinations. The report adds: "Communities that can fuse the best of urban living (e.g., convenience and walkability) with the best of suburban living (e.g., good schools and more space) will thrive in the coming decade."

So the question becomes, how do you reach Millennials? Here are a few tips:

Think search - Younger buyers start the home-buying process via internet searches. Google reports half of all Millennials in the United States visited real estate websites this summer. Investing in search engine optimization is likely money well spent. And, register your business on local business directories and review sites so you can be found online. Also, choose a technology partner that offers responsive web design solutions such as Homes.com.

Think mobile - So exactly how did those Millennials search real estate? Mostly on their mobile devices. In fact, a full 26 percent of younger buyers who ultimately purchased a home, found that home via a mobile device, according to NAR. Be sure your website and all digital communications are viewable on mobile devices.

Think testimonials - Millennials don't trust advertising so they look to more trustworthy sources. In fact, 95 percent reported their friends are the most credible source of information. Take time to get testimonials from clients and use them in all of your communications.

Think social - Millennials spend an average of 3.2 hours a day on social media, so stay active on these channels and share helpful content that prompts them to engage with you and become an advocate.

Think helpful - In the last tip, I mentioned helpful content. For Millennials, this is vital. Millennials are prudent and take more time than other age groups to research their next home - often starting their search six months in advance of buying. That means they're seeking relevant and helpful information. Be sure your communications provide valuable information about the home-buying process. Consider offering new home buyer guides and mortgage checklists.

Think video - If a picture is worth a 1,000 words, then a video is worth 2,000 words. Millennials like videos - it's no wonder YouTube is now the second largest search engine. Google says real estate videos on YouTube were viewed 13 percent more in 2014 than in 2013. Be sure to offer virtual tours and other video footage when you can.

Let me hear from you. How much have you thought about Millennials as a group? How is your marketing geared toward this generation? What can you start doing to appeal to and capture more Millennials?

Finding The Best Designer For New Kitchens

Getting that kitchen design of your dreams can remain elusive if you hire the wrong or an unskilled designer. It's essential that before you commence the project, you do your homework well so that you can get the best designer to build your dream kitchen. It is equally important that you engage suitably qualified and licensed designers. In Australia, since a trade licence is not a requirement for the majority of new kitchens and renovations, it becomes necessary to put in place extra precautions as you engage their services.

Visit their Design Showrooms

A good place to start would be the showrooms. Have a good look at their products and level of design detail that they are displaying. Ensure that you speak with a genuine designer and not just a salesperson. It would be wise to have somebody who can assist you in picking our countertops, cabinets, lighting, flooring, backsplash tile, fixtures and molding details.

Ask Them For Several Referrals

When you meet potential designers, besides discussing your needs, ask if it were possible to visit and view some of their actual finished projects. Request to view their portfolio of previous project's photos. In addition ask them whether you may contact several of their past clients.

Visit And Google Their Websites

Take some time and visit several Google kitchen designers, and remodeling firms in your location. Visit their social sites and websites to see what they are offering. Read online testimonials and client reviews. Scrutinize the information posted on their websites and view their finished kitchen projects. Any well-established kitchen showroom will typically have posted their history on their business website including contacts, their services and directions to their physical locations or showrooms. The Kitchens & Bathrooms Quarterly Series, a top-selling publication that caters for bathroom and kitchen renovators normally has a list of respected designers who can be trusted to deliver quality.

Get To Know Their Years Of Operation

Let them tell you the number of years they have been doing operating their business. Undertake your own research and confirm if they have been operating their design business for as long as they claim or even under any other business name. Businesses that have been running for many years are better placed to come with immense skills and experience.

Inquire About Written Contracts

Ask if they are offering a comprehensive written contract and request to view a draft or copy of a contract. Nobody wishes to be taken by surprise when several additional expenses suddenly crop up. Be cautious of design contractors bidding low so as to win your business yet they remain vague on other details.

Make Sure They Carry Valid Insurance Cover

Be sure to confirm that they carry all the necessary insurance covers such as disability, liability and worker's compensation insurance. Ensure your design contractor possesses all the three covers. For example, if the contractor is not well covered, you might become liable if a worker gets injured while renovating or designing your kitchen.

Across Australia, each Shire Council has got its own department of environmental health responsible for the monitoring of every food outlet. Therefore, if you are designing a new commercial kitchen, it is vital that you be in compliance the Australia New Zealand Food Standards Code (the Code) which governs the provision of food that is meant for public consumption.

Final word: Follow your own instincts. Are you feeling comfortable with them? Do you feel you can trust them?

Ideas To Use When Installing Or Transforming Kitchen Cabinets

Traditionally, a kitchen cabinet is a storage area for food, tableware and in some cases, electronic appliances. Again, these are most often ornate. Contemporary designs however have a 'cleaner' look. Whether you stick to the conventional or modern style, these can always be improved or changed.

1. Add Or Replace Veneer

Bare wood can be layered with detailed and colored veneer for an impressive look. Go dark where the wood or pre-existing veneer was light colored and vice versa. Polish the veneer often to give it a fresh and glossy look.

2. Use A Pull Out Organizer

Install a railing-like plank or rod to hang pots, spatulas and such other crockery. Lids can have their own organizer in a separate drawer in the cabinet.

3. Paint

A dark color over wood is minimalist and sleek at the same time. Bright colors like blonde wood make the room bright and cheery.

4. Use Free Standing Cabinets

Get one with legs that can accommodate wheels for ease of movement if or when you change homes. Using one like this may be an advantage when redesigning your home or you feel like changing the face of your kitchen. It could of course be extra storage space for more food and appliances, when used together with built in cabinets. If it proves bulky, or with time, it comes to look awkward in the kitchen, you can always wheel it out and convert it to be used in another room, like a bookcase for shelved cabinets.

5. Light Up The Cabinet

The importance of light cannot be over emphasized. If you can, though not a very safe method, install a tiny safe fixture at the back of the cabinet to light it up, or under the cabinet. The safest way, as recommended by Standards Australia, is to have task lighting to illuminate the area around the cabinet.

6. Material For Drawers

Dark cherry wood is sophisticated, while light colored wood like bambooare best to achieve a sunny rustic feel. The organizers for the drawers could be made of metal like chromium and steel. Metal generally gives a 'cool' look to the kitchen. Other materials to consider are oak, which is very expensive yet top quality, birch and glass for the doors.

7. Doors And Drawers

Contemporary drawers are soft close and are pushed in a clicking motion for them to open. Handles are eliminated in these cases, though if you prefer the traditional look of having fancy ornate knobs, the options are endless.

For the highly organized, or those having employed a sitter or nanny, tag the drawers and cabinets with writing on paper encased in clear and detachable plastic, showing where different utensils are.

Instead of pulling them out, you could opt for drawers that are opened vertically or slide horizontally.

8. Custom Made Cabinets For Kitchen Appliances

Position them discreetly, and make them large to accommodate both small and big appliances

9. Outdoor Cabinets

These are commonly fixed with a grill set on top, and are either built in or freestanding outside, prevalently placed near the kitchen, so they can be used outside for barbecues, hence the description 'outdoor'.

10. Over-Cabinet Hook

This is a must have accessory to fit onto the surface of the cabinet, for hanging tea and hand towels or glass cloths.

While installing/designing, It is important to adhere to the standards set by the Livable Housing Design Guidelines, developed by the Australian Department of Social Services, which state that for a gold level kitchen, there should be at least 1200millimetres of space between fixed benches and appliances, while for a platinum level kitchen, at least 1550 millimeters space should be reserved for easy movement.

Make your kitchen cabinet an extra storage space in the house. At the bottom, on base cabinets, you could include drawers to store reading material like cookbooks, magazines and books on healthy living and dieting. While you 'watch the pot' you could entertain or educate yourself with a book or two.

A kitchen sometimes needs a facelift, and the devil truly is in the detail. Why not work on your stock cabinet and see just how much transforming a seemingly insignificant area of your kitchen can have a tremendous impact on the whole room?

Ideas To Borrow From A Kitchen Gallery

Kitchen décor is increasingly becoming a major consideration for homeowners today. Achieving a certain look and feel in the kitchen can be a challenge, except where there is expert involvement.

Companies hired to do kitchens usually have a portfolio that displays some of their best work and concepts that are ready to be implemented, or those in progress. In a display of kitchen galleries, some outstanding features are:

Doors

Doors are largely function but can make a huge impression and boost the overall look of a kitchen. Different designs of doors like double doors add some flair to the room. The doors could have glass panes, cut outs in different shapes or be simply plain. A door painted in bright colors gives the impression that the room is well lit. Light brown polished veneer on a wooden door improves its look dramatically. Tinier detail like door handles, which could be plated in gold or chromium, doorframes and paneling in oak are other considerations to take into account.

Drawers

Pull out drawers generally are made to match kitchen cabinets, from the color right up to the handles. The handles especially can be knobs, curved and drop pulls, or ornate. The shapes could be rounded or rectangular for ease of use.

Pictures

Many people would not consider having wall art, pictures or paintings hanging in their kitchens. It would actually be appropriate to have wall art that spells out food related messages or promoting healthy eating on the walls, hand painted or graphically designed pictures of brightly colored fruits in an orchard or basket, or even a spring of clean water. This subconsciously encourages a person to eat healthy and reminds them to reach for a glass of water every time they step into the kitchen.

Utensils And Appliances

These could be utensils, crockery and appliances, which with mindful selection, can be done so that the material and colors match with the general décor of the kitchen. They could be: Step cans, storage containers, spice jars, glass holders and recycle bags. Must have appliances, preferably in stainless steel are, ovens, rice cookers, refrigerators, dishwashers deep freezers, microwaves, blenders, choppers, spice grinders, electric kettles and sandwich makers. The strategic positioning of these appliances in a kitchen subtly improves the general appearance of the room.

Lighting

Natural light is undoubtedly the best, but artificial lighting can be enhanced to look almost as good. Positioning is key, as low lighting and those fixed to the ceilings can have different effects. Chandeliers could add a dash of classic vintage to a display.

Color Schemes

The paintings on the walls can be made to match pictures and wall art. The general theme could be lime green, as the color of lemons, bright red like a ripe tomato or a red apple, bright yellow like a pawpaw or a blend of matching colors on different ends of the color spectrum.

Furniture

The arrangement of stools and chairs on counters and tables, and the type of furniture matters. Metallic stools or chairs give a semi- formal or sleek and ultra-modern look to the kitchen while wood give it a rustic feel.

Kitchen galleries are meant to give ideas of how kitchens should look like in the end, and inspire the viewer to go further and infuse their own style into a kitchen. For an incredible collection, creative and expert photography is necessary to achieve the overall effect.

DIY-Friendly And Cost-Effective Small Kitchen Renovations

Renovating a small kitchen yourself becomes manageable because one is dealing with much smaller spaces as compared to undertaking king-sized kitchens. Today, kitchens are increasingly becoming an important facet of the overall home residential design. According to the Homeowner's Workbook: How to Remodel Your Kitchen, most homeowners normally find themselves in a period of exploration for close to a year as they reflect whether to engage a professional or take a Do-It-Yourself approach to the renovation question.

For those who have decided to start right away with the DIY approach, here are several simple steps worth taking.

Make Use Of Designs Suitable For A Small Kitchen

Generally, the most widespread small kitchen layouts are One Wall, U-Shaped, L-Shaped, Gallery or Corridor. These are excellent designs which offer lots of opportunities for the majority of DIY enthusiasts. The majority of small kitchens are essentially longer in length as against being wide. Embrace those designs which are suitable for smaller spaces.

Identify The Simple Areas For Scaling Down

For example, those big double sinks so common in many kitchens take up so much unnecessary space. Additionally, reflect on if you really want to continue having bigger appliances. Those side-by-side wide refrigerators are surely great, but do you really need them? Are you living as a couple or are you single? For instance, the market has also got more reasonably priced smaller dishwashers today which may be more suited for a small kitchen.

Determine What Are Your Values

If it so happens that for example storage is a top priority for you, then you will have to maximize on kitchen cabinets perhaps at the cost of some appliances during your kitchen renovations. Are you really in need of a breakfast bar in your kitchen? If that is the case, you might have to sacrifice some of your cooking counter space to acquire your breakfast bar.

Employ Stock Cabinetry.

Among the greatest things regarding renovating small kitchens is that it becomes easier to use some DIY cabinetry. This kitchen cabinetry type may be found on many shelves of many home improvement outlets.

At the back of cabinets is so much space that is rarely used. Maximize on this for instance by installing roll-out shelves.

Utilize larger tiles on the floor as they make small kitchen to look larger.

You could enhance light intensity in your small kitchen by utilizing wood species that are brighter-colored for your cabinetry and tones that are neutral for the counters.

Researchers at Open University are recommending that as we build and renovate kitchens, we need to factor in the aspect of older people living with us or even who may be living independently. This calls for a radical re-thinking in the ways we are designing one of the central features of the home, the kitchen. The researchers led by Sheila Peace, a Professor of Social Gerontology, found out that existing kitchen designs in general are causing problems for aging users in terms of bending and reaching.

Whether, it is a big or small kitchen being renovated, the Open University research team has come up a design guide for kitchen designers, installers and manufacturers based on their findings, titled The easier kitchen: making it happen.

Don'ts For The Modern Kitchens

Advances are being witnessed in every aspect of human life and the kitchen is not being left behind. Today's kitchen is certainly not what it was some fifty or so years ago. According to Dave Stimmel, a Philadephia-based designer, versatility and flexibility are today integral elements when it comes to the process of design. Stimmel, who runs the Stimmel Consulting Group, has previously won numerous awards that include Kitchen of the Year Merit Award by the Kitchen & Bath Business magazine.

Below we look at several important DON'Ts as you go about designing your kitchen today.

Don't Insist On The Traditional Triangle

The philosophy of the "working triangle" that was developed during the mid of the last century is not appropriate for this age. It laid emphasis on the refrigerator/sink/range triangular kitchen set up. As a matter of fact, the large kitchens of today, design is working better when viewed in the perspective of "stations"; a cooking station, clean up station, and a food storage station. Some contemporary kitchens are 25 by 40-foot huge rooms and to insist on the triangle is neither wise nor feasible.

Don't Do The Designing For A Single Person

According to the House Magazine Sept/Oct 2014 issue, all kitchens ought to adhere to a golden rule of design: form should follow function. The designers typically don't physically look at the individual persons who are in reality going to be living in and using the kitchen. For instance, if the lady of the house does a lot of cooking but the man doesn't, in all probability the designer is just going to meet the lady. Assume the lady is 5-feet tall while the man is a massive 6-foot-5. The modern kitchen designer will create for the family a kitchen island having space for several bar chairs. For sure she will be very comfortable but the man will be struggling to fit into the small lady sized chair. At some point of the process, the designers must make the effort and involve all in the entire household.

Don't Hold Back On Storage

It is common to see homeowners buying a big double oven to facilitate lots of baking, yet they fail to plan adequate space for storing cookie sheets and oven racks. Others neglect to plan on where they will store their other small appliances such as the juicer, blender, toaster and mixer or fail to envisage future big kitchen acquisitions.

Don't Hold On To The Old

People tend to move into a brand new kitchen with a lot of additional appliances. Yet, they still want to maintain all their accessories, pans and pots from the old kitchen. You need to focus on your new space and get rid of all what you will not need.

Don't Assume The Short View

It is important to realize that setting up a kitchen ought to be viewed as a process other than a onetime event. When designing that new kitchen have at the back of your mind the other larger aspects of the entire house or home. For example, why would you want to have a kitchen that can sit 15 while your living room can only accommodate less than 6?

New Kitchens - From the Foundation To The Outcome

The amazing thing about cooking areas is that they are best suited for different functions; a cooking area in an office setting may not have to be as detailed as the one in a hotel. The different requirements and functions that are performed by any kitchen area will determine everything about it, right from the design, the plan, the appliances that have to be suited and the completing, there will be a terrific diversity in these kitchen areas. When planning for new kitchens, a lot of considerations require to be made.

Depending on the nature of the arrangement you make with the company you employ, the concern of who buys the devices should be handled. You will have to have everything ready prior to the procedure starts so that they are not halted for one factor or the other. Some appliances will certainly have to be altered, while others can mix in with brand-new ones if the design enables. However, it is typically advised that when getting brand-new kitchen areas done, it is much better to have new home appliances also.

In addition, you will certainly require a job manager reporting to you the development of the setup of brand-new kitchen areas. Kitchen Renovation: The Biggest Mistakes To Avoid

A properly executed kitchen renovation is guaranteed to add value to your home, especially if you intend to sell. It's also sure to enrich your living experience, if you're doing it simply to improve your living standards.

However, it can all go very wrong, which is quite painful, especially considering that an average kitchen renovation would cost about $19,123 (based on data from the Housing Industry Association (HIA) 2013/14 report). Therefore, you must avoid committing these major renovation mistakes:

1. Neglecting The Rest Of The House

If you intend to only renovate the kitchen, you should be sure that the rest of the house will match up to this new look. If not, you'll simply end up with a big contrast that will make your beautiful cooking area look completely out of place in a dull-looking house. Apart from ruining your personal experience in the home, such a renovation is not likely to substantially increase the value of your home.

To avoid such a calamity, make sure that any remodeling you intend to perform in the kitchen, or any other room, is complemented by the overall look of the house. You just might have to upgrade other areas of the house to achieve this.

2. Spending Too Much Or Too Little

Most people who focus on the cost of a remodeling project are missing the main purpose of renovating. Each home owner must set clear goals for any renovation project - not just trying to get the best price. Such goals may include: increased energy efficiency, greater durability, and aesthetic appeal, among many others. Obviously, the cost of renovation will vary depending on varied forms of renovation required to achieve different objectives.

If your main concern is energy efficiency, you're sure to focus more attention on energy efficient appliances (appliances account for 31% of residential energy use in Australia, based on a 2008 report by the Department of Environment, Water, Heritage and the Arts (DEWHA)). Such a renovation project is likely to cost so much more than a simple improvement on the aesthetic appeal of your kitchen.

Moreover, trying to cut costs on an energy efficiency upgrade will be counterproductive. On the other hand, you wouldn't want to spend too much on improving the look of your cooking area.

3. Remodeling For The Past

When you decide to undertake a renovation project, what aspects do you consider? Do you think of the inconvenience a particular layout has been creating and how much you've always wished to change it? If you have, then you're probably remodeling for the past, rather than the future.

You may end up changing something that you found irksome in the past, only to find out much later that there actually was some use to it. To avoid regretting any changes you make in your house, you should consider how your lifestyle is likely to change in the future.

For instance, you may currently live alone with very few guests in your house, but that might soon change if you get more friends visiting regularly. Alternatively, a married couple should seriously consider any changes they intend to make, since they might have children in the near future, who won't spare any precariously positioned fixtures in the kitchen.

----------------------------------------------------
Jeremy regularly shares some of his best tips on getting the perfect renovation. Follow these simple ideas and you're guaranteed to get the most out of your investment. For the best professional service, contact Apollo Kitchens at http://www.apollokitchens.com.au/kitchen-renovations-nsw.html .
